Completely farcical. The proposed development is far too tall and will completely dwarf the surrounding buildings as well as greatly impacting light levels in the surrounding area. I am in support of building more homes, but this is not the answer, not by a long way.

This site is not suitable for this scale of development. The access to the site is not sufficient and will adversely impact the surrounding neighbourhood. It would be much better to create an open space for the community or.the provision of family homes, rather than badly build "luxury flats", which will only be bought by private landlords.

I welcome the intention that development of this site should not harm the important views from Brockwell Park and West Norwood Cemetery or the setting of local heritage assets such as Holy Trinity Church. However, the proposals set out do not appear to meet this test, in particular the towers will be unduly prominent relative to Holy Trinity above the treeline.

There is a complete disconnect between the suggested vision for urban greening and increased biodiversity and the proposals outlined in the vision map which suggest a dense development across the entire site on a solid podium confined on all sides by operational railway lines.

This is an extraordinarily bad document that makes subjective assessments of aesthetics about the impact of a tall tower block that no sensible person could agree with e.g. the nonsensical claim for the impact on Cameron Place "It will increase the sense of intimacy. Townscape effect is beneficial." and that the impact on the view from Leigham Vale is neutral.

Height of buildings is totally inappropriate at double the height of any local buildings. Road does not have capacity to support this development

The height of the main tower is completely out of kilter with the local built environment. In vision terms, it will be an overlooking eyesore.

115m? This is completely out of character for the local area and would mean that everyone is overlooked. It would also cast a significant shadow over the town centre in the evening.

I strongly object to the proposals for site 19 and insist the proposal for this site should be withdrawn. The housing crisis is real in London and Lambeth. People are on housing waiting lists that desperately need homes but what's proposed on this site will not fulfil those needs. The complexity of the development: building on a tightly constrained site with the River Effra running underneath with a single access road requires a costly solution. The overbridge and footbridge will be delivered at incredible expense. Inevitably, developers will argue to make the scheme stack up, the affordable housing and workspace element will have to be reduced to make the scheme commercially viable. Lambeth Council will capitulate but will benefit from a tidy 'community benefit contribution' to invest in some vanity project. To be clear, this objection is not against the provision of housing at rents aligned with council housing but housing at a tightly constrained, on an ill considered site that will ultimately not solve the housing crisis for residents in greatest housing need.

This vision does not give a clear representation of what is planned. The proposals would significantly increase the traffic and pollution in an area that is already badly affected by these issues. There is no thought given to existing businesses or local residents. I strongly appose this vision

I strongly disagree with the outline proposal. Instead of repeating what fails elsewhere and what destroys a sense of community and place, this could be a proposal that takes all of these things into consideration. It could, and it should. For this to happen, the council should engage with the community, not deliver against it. It should not overdevelop a site to secure more council tax, it should consider what has longevity, is wanted but also affordable and will create a better environment and place for everyone. Please look beyond this template. The community does not want nor need this bland high-rise development. There are other ways to achieve a certain degree of density without the Need for out-of-place high-rise buildings. Your proposal is also in direct conflict with sustainability aims and net-zero ambitions. Please withdraw, rethink and engage with your local community.

The height of this development is wildly at odds with one of the stated key principles: "... integrates comfortably with its townscape context ..." How is a 68m / 22 storey block considered to be appropriate for an area described in as this in the evidence: "The vast majority of the properties in the locality of the site are purpose-built houses of two and three storeys in height. The locality is not characterised by tall buildings which, given the site is located South of the South Circular Road, are those exceeding 25m in height."
